Once you’ve decided to build a home, the floor plan is one of the first things to consider. It could easily be the most significant decisions you make during the building process. Thinking about the flow of rooms is extremely important, it can affect the experience and enjoyment of your entire home. A good floor plan can enhance your life, maximize space, and airflow to create a home that anyone will love, however, a bad floor plan will feel cramped, dark, and uninviting. Underestimating how important the ‘flow’ is can even affect how much you can sell your home for later on. So as you begin the process of building your new home, here are some things to consider as you start the floor plan. A) Base your floor plan off your style. Your style has to come into play far before you start choosing paint colors and buying furniture. Think about how you want your home to look as the floor plan is being made and don’t assume that every floor plan will fit every family of every style. Your neighbor may have a beautiful open home, but your household may value privacy over open concept. B) If you’re looking at a model home, don’t get caught up in the decor. Sure, the appliances, the oriental rug, and the sparkling countertops are nice, but those won’t be in your home. The builders have put them there to let you see what your home could look like after. You need to strip away the layers to see the basic build. Pay close attention to where the doors are, how the rooms flow, and if there’s enough space. C) Understand that no floor plan is perfect, but modifications are an option. You might really want the master bedroom to be a few feet wider, but you have to give up that square footage somewhere else. Sacrifices have to be made in other areas to get some things to fit, but don’t forget you can modify. Last, but not least, don’t be afraid to ask for help. It can be difficult to understand all the drawings, different shapes, and seemingly random numbers. If you don’t understand, make sure to ask.
